Its just like what gekko says, its always the case that you can hear more than what you can record. I have personal experience when I have heard people on the other side of a solid wall a few times. You can clearly hear activity going on because there is movement and certain peaks for the human ear to decipher. Unfortunately, these are difficult to capture through standard recording equipment. Again, even a $400 olympus might not make much of a difference.
Look into wall equipment. Goes without saying everyone here would love a situation, where your neighbours are at it all the time. All you have to do is flip a switch, no need to even leave your house to hunt. But if you do leave the house, then flip the switch and leave, knowing you won't be missing anything.
