Well, there isn't much to tell about my technique.
The audio is made by an iPhone 6s+ and I placed at directly at the door.
The reason why it is so clear: the couple entered the room around 6 in the morning, so it was more than calm on the floor and the room was far away from the stairs where noise could possibly have been. And the couple themselves didn't want to hide their lust.
That's it! Right place at right time!

Very late to the party (much like them), but I felt like I have to thank you for this, this really is an all-time great recording. The quality, the length as well as the action and their talking really feel like the listener is right in the room.

Yeah, he's doing a real job driving her nuts. Whenever you start hearing "Oh my God"..... it's going to be good.
